It is extremely important to choose the right listing agent when it comes time to sell your property. First of all, most top performing real estate professionals will not take a listing for less than six months. This is for good reason. If they are truly professionals, at the time they take the listing, they commit to dedicating a substantial amount of time and money to marketing the property.
They can not justify this kind of commitment for a listing period shorter than six months. Therefore, from the seller’s perspective, they need to choose the right Realtor® since they will be working with them for at least the initial six months their property is on the market.

During this meeting, I will take you through a set of questions that make your priorities clear. The questions will deal with such issues as price vs. time to sell. Obviously, the higher the price the longer it may take to sell. Other issues like possession, financial terms flexibility, what is included and excluded, etc. are considered.
When placing your property on the market, it is important to get the price right. You certainly do not want to leave money on the table by pricing it too low, but at the same time, you do not want to keep it from selling in an acceptable time period by pricing it too high. One of the most important elements of listing a property is developing a marketing plan for the property. It is not acceptable to list the property, take a few pictures, produce a brochure, and submit the new listing form to the MLS. According to the client’s priorities outlined above, a custom marketing plan needs to be developed.
Of course, everything listed above must be accomplished, but additionally the newly listed property needs to get as much market exposure as possible. This will include newspaper advertising, website advertising, and marketing to the other top producing area Realtors®.
